Major Homes is a family-run custom home builder serving Greater Vancouver and the Fraser Valley. Founded in 2002 with knowledge passed down from a family of trades, we’ve delivered more than 150 residences and earned the inaugural Built Green Canada Transformational Maverick Award for our work in sustainable construction.

Our Story

From a stucco crew to three generations of builders.

Major Garcha spent 20 years running a stucco company before founding Major Homes Ltd. in 2002. The trades pedigree wasn’t a pivot. It was an inheritance. He brought decades of on-site building knowledge from his own father into a firm that started as a father-and-son operation and now spans a third generation.

That continuity matters. Subtrades we’ve worked with for twenty years still pour our foundations and frame our walls. Municipal relationships across West Vancouver, North Vancouver, Surrey, and the Fraser Valley have been built one project at a time. The patterns we’ve seen, from hillside drainage to seismic detailing to high-performance envelopes, are encoded in every home we hand over.

Today the company is led by Rick Garcha, a third-generation builder with a Bachelor of Business Administration from BCIT, a banking background, and a licensed Real Estate Agent designation. The result is a firm where the same team that frames the home also evaluates the lot, models the financials, and, when the time comes, sells it at full market value.

More than 150 completed homes and three decades of working in Greater Vancouver have shaped the way we run projects. We build homes that families grow into, that hold their value, and that perform to the standard expected of a Major Homes residence for decades after handover.

The people behind the build.

Rick Garcha

CEO & President

Rick is a third-generation builder whose path through BCIT, banking, and real estate gives Major Homes a perspective most builders don’t have. He earned a Bachelor of Business Administration in Financial Management, spent several years in banking, holds a licensed Real Estate Agent designation, and now leads day-to-day operations.

That combined lens of finance, real estate, and construction sits at the table for every project. Clients get a builder who can read a pro forma, evaluate a lot for resale before excavation, and answer the questions a typical contractor passes off to someone else.

Founder

Before founding Major Homes in 2002, Major spent two decades running a stucco company. Twenty years on jobsites, working alongside framers, masons, and finishers across the Lower Mainland. That on-the-tools background is the foundation of how this company runs.

Major still oversees standards on every project and remains directly involved in the builds where experience matters most: complex hillside foundations, waterfront sites, and homes where the envelope and mechanical systems have to be detailed perfectly the first time.

Sustainability

Building today to 2032 standards.

BC’s Step Code will require all new construction to be net-zero energy ready by 2032. We started building toward that mandate in 2016, six years before most of the industry, and sixteen years before it becomes law.

    EnerGuide on Every Home

    Every Major Homes residence is built and rated to EnerGuide standards through Natural Resources Canada, not as an upgrade but as the baseline.

    Built Green Canada Certified

    Most projects since 2016 carry Built Green Canada certification. High-performance envelopes, optimized window systems, and integrated mechanicals come built-in, not bolted on.

    Solar-Ready Construction

    Solar panels installed where specified, or every home pre-wired and roof-detailed solar-ready. Heat pumps, low-flow fixtures, and grey-water recycling available throughout.

    Sourced & Recycled Materials

    Lumber traced to certified sustainable origin. Construction waste recycled or reused on site wherever the build allows. The carbon footprint of the home is calculated, not assumed.
