The five phases of a Major Homes build
Every custom project follows the same sequence, so you always know what is happening, what comes next, and where the budget stands.
- Consultation and lot review. We walk the site with you, review zoning and servicing, and give you a straight read on what the lot can carry before any money is spent on design.
- Design and budgeting. We coordinate the architect, work through floor plans and finishes with you, and produce a line item budget you can hold us to.
- Permits. We file, track, and chase the building permit. Expect three to six months depending on the municipality.
- Construction. Ten to 14 months from design finalization to move in, with quality checks enforced at framing, mechanical, drywall, and finish.
- Handover and warranty. A full walkthrough, a completed deficiency list, and coverage under the 2-5-10 Pacific Home Warranty.

What it costs, honestly
Custom home construction in Greater Vancouver runs $350 to $600 per square foot, excluding land. Three things drive where you land in that range: the site (hillside and waterfront lots need more engineering and excavation), the finish level, and the complexity of the design. We control the budget with a line item estimate before construction starts and real time tracking during it. Any variance is flagged the week it appears, with options, not after the fact.

Yes. A large share of our North Vancouver and West Vancouver work is on sloped lots. Hillside builds need geotechnical review, engineered retaining, and drainage design, all of which we coordinate. Our Lynn Valley and Deep Cove projects are examples of hillside builds in the portfolio.
