What we build
Major Homes builds residential property in every common format: single family homes, duplexes, laneway houses, and multi family units. Every home is designed with energy efficiency in mind, meeting the standards of the EnerGuide and Built Green Canada rating systems. Several of our recent North Vancouver builds carry an EnerGuide rating of 86.

Suites and rental income
Almost every family home we deliver carries a legal suite, because the mortgage math in Greater Vancouver rewards it. A legal two bedroom basement suite on a North Vancouver lot typically rents well enough to offset a meaningful share of the carrying cost. We design the suite in from day one: separate entry, proper sound separation, dedicated laundry, and full code compliance, so it rents easily and appraises as legal square footage. Where the lot allows it, a laneway house adds a second stream. Our Central Lonsdale build pairs the main residence with a laneway house at the rear.

Yes. Laneway houses and secondary suites are a regular part of our work. We handle design, permitting, and construction for laneway homes that comply with Vancouver's Laneway Housing regulations, including size, parking, and utility requirements.

A custom home is designed and built to the owner's specifications. A spec home is designed and built by the builder with the intent to list and sell on the open market. Major Homes does both: custom homes for owner occupiers and spec homes for investors planning to sell on completion.
