Why finish selection is the hardest part of a custom build

Most owners underestimate how many finish decisions a custom home requires. Wall paint and texture, baseboard and casing profile, door style and hardware, kitchen and bathroom backsplash tile, countertop slab and edge profile, plumbing fixtures, lighting fixtures, switch plates, flooring transitions, exterior cladding and trim. Each is a small choice; collectively they define the entire feel of the home. Expert home builders guide owners through these decisions in a way that keeps the project on track.

Walls

Beyond paint colour, custom homes increasingly include accent walls in shiplap, V groove panelling, slat wall, applied moulding, or full height tile or stone. Decide early which rooms warrant an accent wall and which should remain quiet. Too many feature walls compete with each other.

Backsplashes

Kitchen and bathroom backsplashes are the small format finish with the biggest visual impact in their respective rooms. Options include subway tile (timeless), large format porcelain (contemporary), natural stone slab (luxury), zellige tile (artisan), and herringbone or chevron lay patterns for visual interest. Specify the grout colour as carefully as the tile.

Interior doors

Five panel shaker, two panel craftsman, full panel modern, glass French doors. The interior door style is one of the most pervasive design decisions in the home; it appears in every room. Specify tall doors (8 feet) where ceiling height permits, with concealed or upgraded hinges and quality lever or knob hardware.

Trim and millwork

Baseboards, door and window casing, crown moulding, wainscoting, and built ins. Modern minimalist homes often use 4 or 5 inch flat stock baseboards with no casing (door jambs flush to drywall). Traditional and transitional homes use 6 to 8 inch profiles with mitered casings. Pick a language and stay consistent throughout the home.

Hardware

Door hardware, cabinet hardware, plumbing fixtures, towel bars, shower trim. Standardize on a finish (matte black, brushed brass, polished nickel, brushed nickel, oil rubbed bronze) and a single manufacturer family where possible to avoid the visual clutter of mixed finishes.
