Premium vs. luxury: the working definition

The terms premium and luxury get used interchangeably in real estate marketing, but they describe different things. Premium homes are well built, well finished homes that perform above the market average. Luxury homes are bespoke, fully custom, and assembled from the highest tier of materials, systems, and craftsmanship. The distinction matters when you are budgeting and when you are evaluating builders.

Materials and finishes

Premium homes use upgraded versions of mainstream finishes: engineered hardwood, quartz countertops, mid range plumbing fixtures, custom paint grade cabinetry, and standard appliance packages. Luxury homes use natural stone, custom milled hardwood, designer plumbing fixtures, full inset cabinetry with hand applied finishes, and integrated appliance packages from Sub-Zero, Wolf, Gaggenau, or Miele.

Systems and integration

Premium homes have well designed mechanical, electrical, and smart home systems that perform reliably. Luxury homes integrate those systems at a higher level: zoned hydronic heating, automated shading, full audio video distribution, integrated security and access control, and central monitoring. The systems are not just present, they are coordinated.

Architecture and design

Premium homes are typically built from architect designed plans with thoughtful but conventional layouts. Luxury homes are bespoke from the ground up, often with multiple architects and interior designers collaborating, custom furniture and lighting selections, and a level of detail (millwork, custom hardware, integrated art lighting) that takes hundreds of additional design hours.

Cost

Premium custom homes in Greater Vancouver typically run $400 to $550 per square foot in 2026 dollars. Luxury custom homes run $600 to $1,200 per square foot or more, with no real upper limit when fully bespoke materials and integrated systems are specified. The decision between premium and luxury is partly aesthetic and largely budgetary.

Which one is right for you
