We use our real estate experience to find and secure land suitable for redevelopment, then handle the entire process to city codes and bylaws. Our development service transforms raw land or existing properties into a higher and better use: residential, commercial, or mixed use.

Feasibility before anything else
Every project starts with a feasibility study, because the cheapest place to catch a problem is before you own it. We assess zoning, allowable density, topography, soil conditions, utility access, and environmental constraints, then build a pro forma showing projected costs, timeline, and return. If the numbers do not work, we tell you so and you walk away having spent almost nothing. If they do, you start with a plan you can take to a lender.

From rezoning to shovel ready
Once the development plan is approved we run the entitlement process end to end. Development permits in Greater Vancouver take six to 18 months depending on the municipality and the type of rezoning required, and the difference between the fast and slow end is usually application quality and follow up.
